Equipment and scope rows
List manufacturer, model, serial at install completion, and basic capacity. Separate equipment from labor when you warranty labor differently than manufacturer coverage. Note thermostat or controls upgrades explicitly.
Permits, inspections, and startup
Pass permit fees through as line items when customers reimburse them. Include inspection scheduling fees if applicable. Startup and commissioning can be its own line when priced separately.
Maintenance plans and future visits
If you sell annual maintenance, show plan term, visit count, and renewal date. Deferred revenue belongs in your books - but the invoice should still show what the customer bought in plain language.
